What is a sale deed?

A sale deed (conveyance deed) is the document that actually transfers ownership of immovable property from seller to buyer. It must be stamped and registered at the sub-registrar office with jurisdiction over the property. Until it is registered, the buyer does not get legal title. It usually follows a sale agreement that records the price and conditions.

What a sale deed covers

  • Description of the property, boundaries and measurements
  • Sale consideration and how it was paid
  • Chain of title and the seller’s assurance of clear title
  • Possession, handover of documents and indemnity
  • Encumbrances, taxes and dues settled up to the sale date

Costs and tax points
